    Land Feasibility Study

    Upon mutual contract acceptance, Ox Land Development initiates a feasibility study. Our engineers craft property layout options, presenting the one maximizing its potential to the jurisdiction for review and comment in a Pre-Application Conference. We address concerns by making necessary layout changes. This process ensures Ox solidifies the property’s development potential.

    Land Use Application Preparation

    The developer’s team, including engineering consultants, gathers site information for “The Land Use Application,” which encompasses the layout and property details. Numerous consultants conduct reviews such as Boundary Surveys, Topography and Traffic Studies, Vicinity/Circulation Mapping, Existing Conditions Mapping, Preliminary Utilities Plans, Preliminary Grading, Storm Water Reports, Landscape/Mitigation/Tree Preservation Plans, and a Written Application Narrative. These comprehensive assessments contribute to the development process and are used when submitting the Land Use Application to the jurisdiction.

    Land Use Application Submission

    Upon receiving the Land Use Application, our land entitlement specialists meticulously review the submitted materials to ensure that all necessary items are included for a comprehensive assessment and subsequent approval. If the jurisdiction deems that additional information is required to complete the review process, they will promptly request it at this stage. Our goal is to facilitate a successful outcome for our stakeholders by effectively managing the application process and addressing any requirements or inquiries from the jurisdiction.

    Land Use Approval

    After confirming the completeness of the Land Use Application, our team collaborates with the jurisdiction to progress toward the site’s Preliminary Plat Approval. This stage of the process varies depending on the nature of the project and may involve a series of steps such as hearings, officer review, planning commission approval, and/or city council approval. We navigate through these procedures in close coordination with the jurisdiction to ensure that all necessary requirements are met, documents are reviewed thoroughly, and decisions are made efficiently. Our expertise lies in guiding clients through the intricacies of the approval process, providing support and expertise during each stage, and working towards securing the necessary approvals from the relevant authorities.

    Subdivision Construction Design

    Following the approval of the preliminary plat, our team and the engineering consultants collaborates and initiate the civil engineering phase of the project. During this crucial stage, detailed construction plans are developed, encompassing precise placements for utilities and amenities within the subdivision. These plans are meticulously crafted to ensure the efficient and effective implementation of the development, taking into account the optimal positioning of essential infrastructure and desirable community features.     Civil Engineering Design Approval

    Once the civil engineering plans are submitted, the Jurisdiction carefully examines and collaborates with the developer’s engineers to address any required modifications. Upon receiving final approval for the plans, the Jurisdiction arranges a meeting involving the developer, construction contractor, and engineering consultant to discuss the construction schedule and process. Subsequently, with all necessary approvals in place, the construction of the subdivision can commence.
